Toilet leaking at base due to wax ring failure
Why it happens here
Wax rings dry out and crack over time, especially in homes built in the 1970s and 1980s. When the wax ring fails, water seeps out under the toilet and can damage the floor. A loose toilet or a cracked flange makes it worse.
Our approach
We pull the toilet, inspect the flange, and replace the wax ring with a high-quality seal. If the flange is damaged, we repair or replace it. We reset the toilet with new bolts and test for leaks before we leave.
