Toilet leaking at the base from a failed wax ring
Why it happens here
Many South Pointe homes were built in the 1970s and 1980s with brass flanges that corrode over time. Once the flange cracks, the wax ring cannot seal, and water escapes at the base with every flush.
Our approach
We pull the toilet, inspect the flange with a camera, and repair or replace it before setting a new wax ring. We test with two full flushes and check for wobble before we leave.
